In the State of Idaho, real estate closings are conducted through escrows. Based on written instructions provided by customers, we prepare standardized documents and close real estate escrow transactions. Conveyance is by warranty or corporate deed. Both mortgages and deeds of trust are used, based on the acreage of the property.

Because of our rural location, many customers ask how we are going to complete an escrow closing when they themselves live in another state or country. We are experienced in utilizing the overnight couriers, email and fax to complete closings in a timely manner. We travel extensively throughout Adams County to facilitate closings with local customers.

We are knowledgeable in IRC 1031 Exchanges. We coordinate with the customer's chosen accommodator and assure that all exchange instructions are closely followed to perfect said exchange.
Additionally, we offer escrow collection where, typically, we handle payments for seller-financed transactions and private party loans. Payments are processed quickly and accurately and year-end reporting documents are provided to all parties. Automatic payment withdrawals and deposits are available.

The role of an escrow closer is one of an impartial third party. We take this role very seriously and consider confidentiality to be of foremost importance.
